You Can Buy A Home With Less Than A Thousand Original Investment

A second cousin of mine said she wanted a house. I happened to know how she could get one even though she was only twenty years old. I know that seems kind of wild to actually think a twenty year old with a regular job could actually finance a home. But it is not, and I know that, because I financed one back in 1982, at the age of 18. I was nearly 19.

I bought mine on March 17 and turned 19 on May 13 of 1982. So I knew it was more than possible. I knew that a person could get a house from a government agency if they just proved employment, citizenship, and they are not able to finance with a regular source of home finance. I had done this at a young age and knew from experience.

I told her this story and she knew it was true because she was in contact with my relatives. I did not own a home when she was looking and do not own one now. The reason I do not own a house through this agency is because you can not be a felon, which I am. As a matter of fact I became a felon when I was buying the home. The day I got sentenced this government agency foreclosed on my home that day. You can not have a felony conviction to qualify as you now know.

She became over anxious about buying a home and at the same time was scared. She wanted me to hold her hand, so to speak, through the process. It is scary when you are young and realize that it is possible to own your own home. She kept asking me questions that lead me to believe she was trying to disprove the system, while at the same time not wanting me to tell her it was not so. I realized I had to go with her and gave her an ultimatum, she had to address the situation on her own, but I would be right there to oversee her conversation with the agency.

We went in to the building and she asked the clerk behind the counter stating the issue straight forward. It sounded like she was telling the clerk she was making the rules. The clerk gave her a few pieces of paper work to fill out and told her she probably did not qualify. She had a doubt in her head because I had purchased mine this same way, but 25 years earlier. The lady then told her no, basically on a few more issues, that I had told her to bring up on the original visit.

A man came into the conversation immediately. He stated that I was right and that she most undoubtedly would qualify. I then went on to reiterate a few more points that he agreed on. My second cousin was astonished. She had now heard from the horses mouth. She was going to be able to buy a home.

We went back to the car and she filled out the paper work in the car. She then went back in and the lady went over everything and approved the initial forms. She then told my cousin that she would get further material in the mail in a few days. She did get them in two days exactly. She filled out these forms and was supposed to send them in, I suggested riding back over to the office and turning them in personally. The office was only a few miles away so that was not a problem. This would speed the process up at least three days and maybe up to five days depending on how letters got handled in the office.

The same lady was there and handled all of those forms as well. She then stated that her approval would come in the mail inside of 10 working days. I recollected to my cousin, on the way back to the house, that she did say approval. My cousin said yes and the mentioned that she said ten working days, drawing comparison to one of my sales pitches. I had previously told her, if she did things like I told her, she would be in her very own home within three weeks. I then reminded her that we had driven there instead of mailing these forms, and the ten days was normal protocol for mailing the forms.

Three days later she got an approval letter from the Farmers Home Administration for the amount of loan, not to exceed, $162,500. The letter stated that at anytime in the future she was now qualified and could buy a home. This meant if she had one picked out already that she could immediately begin the paper work necessary to purchase her very own home. We were only six days into the process and she was already approved.

Now all she needed was money for escrow, which in her county, was just $740. She did not need a down payment with the Farmers Home Administration. I told her that, and she said she had already read that and told me she knew. Yes, that is right, a twenty year old female can buy a home for a $740 investment. A male can do this too. Her payments would fluctuate versus her income increasing or decreasing. She had no worries because her lender was the most trusted lender in the world today, The United States Of America, for the people and by the people.
